In this declaration, "the Unit" means Unit {{Unit number}} at {{Property name}}, and "Applicable Leases" means each lease agreement for the Unit, including any animal addendum, in effect when I sign or entered into at renewal.

1. Declaration

I declare that no animal of any kind lives in, is kept in, or regularly stays in the Unit. This includes dogs, cats, birds, fish, reptiles, amphibians, rodents, rabbits, ferrets, insects, service animals and emotional support animals.

This is the one declaration for the Unit under the Applicable Leases, made on behalf of everyone who lives in the Unit. I acknowledge that it is received and processed only when I complete registration in PawFred.

2. What I agree to

1. I will not keep any animal in the Unit, even temporarily, unless it is first registered through PawFred and approved under {{Property name}}'s Animal Policy. This includes pet-sitting, fostering, and a guest's animal staying overnight or longer.

2. Visiting animals must follow {{Property name}}'s Animal Policy rules for visitors, including leash and common-area rules.

3. If anyone in my household gets an animal, I will sign the right PawFred declaration, which replaces this one as the Unit's declaration, complete an Animal Profile for the animal (incorporated by reference into that declaration), and receive approval before the animal enters the Unit.

4. A request to keep an assistance animal (service animal or emotional support animal) can be made at any time, in any form. It is not limited by this declaration.

5. {{Property name}} or its manager may confirm this declaration during entries made with the notice required by Fla. Stat. § 83.53.

6. An animal found in the Unit without approval is a violation of the Applicable Leases and of this declaration, and the charges for unauthorized animals in the Applicable Leases may apply.

All final determinations on the registration and approval of any animal at {{Property name}} belong to {{Property name}} only.

3. Representation and warranty

I represent and warrant that the information in this declaration is true, complete and accurate on the date I sign it. I will update it through PawFred within 10 days of any change.

This declaration is incorporated into and forms part of the Applicable Leases. A false, incomplete or misleading statement in this declaration, or a failure to update it, is a material noncompliance with the Applicable Leases. {{Property name}} may then use every remedy available under the Applicable Leases and Florida law, including notice and termination under Fla. Stat. § 83.56(2), charges for unauthorized animals, and recovery of any damage caused by an animal.

4. Signature

I sign this declaration for the Unit under the Applicable Leases, on behalf of everyone who lives in the Unit, and represent that I am authorized to do so. I agree that my electronic signature has the same effect as a handwritten signature (Fla. Stat. § 668.50).
