Resident Other Animal Declaration

In this declaration, "the Unit" means Unit {{Unit number}} at {{Property name}}, and "Applicable Leases" means each lease agreement for the Unit, including any animal addendum, in effect when I sign or entered into at renewal.
This is the declaration for every pet in the Unit other than a dog or cat. I sign it before giving any animal details, then complete one PawFred Animal Profile per species or enclosure (Part 2). If a dog or cat also lives in the Unit, it is registered under the Pet Resident Declaration (Form RPD), which I sign before this one. Any assistance animal is registered under its own declaration (Part 3).
In Parts 1 and 4 to 6, "the animal" means each pet registered under this declaration.
1. Banned and restricted species
I acknowledge that I may not keep any species that is banned under applicable Florida law, including the rules of the Florida Fish and Wildlife Conservation Commission, or that is restricted by {{Property name}}'s Animal Policy.
Waiver. I acknowledge that {{Property name}} may waive any species restriction in its Animal Policy at its own will. A waiver for one animal does not apply to any other animal, and no waiver applies to a species banned under Florida law.
This Part applies to the pets registered under this declaration. It does not apply to an assistance animal.
2. Animal Profiles (submitted after this declaration)
After signing, I will complete one Animal Profile in PawFred for each species or enclosure before the animal enters the Unit, or within 7 days of signing for an animal that already lives with me.
Incorporation by reference. Each Animal Profile, every document uploaded with it, and every later update carries a PawFred record ID linked to this declaration. Each is incorporated by reference into this declaration and forms part of it as if set out here in full. The representation and warranty in Part 6 applies to each one on the date it is submitted.
3. Verification and approval
PawFred will verify each Animal Profile against {{Property name}}'s Animal Policy and applicable Florida law, including the restrictions in Part 1, and send the result to {{Property name}}. PawFred's verification is not a decision: all final determinations on the registration and approval of any animal belong to {{Property name}} only. An animal is approved only when {{Property name}}'s decision is confirmed in PawFred. {{Property name}} may withdraw approval if information in an Animal Profile proves false or out of date.
Completing registration and verification. I acknowledge that this declaration is received and processed only when I complete registration in PawFred, including any payment required in the registration flow and an Animal Profile for each pet registered under this declaration. I agree to take all steps needed to complete verification of each animal, and to provide requested documents and answer each follow-up request within 7 days of the request.
Other animals in the Unit. Each type of animal has its own declaration, and each animal is linked to the declaration for its type. The declarations stand alongside one another, and none of them replaces or limits another. A dog or cat is registered under the Pet Resident Declaration (Form RPD), which I sign before this one. An assistance animal is registered under the Assistance Animal Declaration (Form RAAD), which I sign after this one, together with an Animal Profile there for each assistance animal. Nothing in this declaration applies to an animal registered under another declaration, and no fee, deposit or rent in Part 4 applies to an assistance animal. There is no charge for the Assistance Animal Declaration, and I may ask for an assistance animal accommodation at any time in any other way (Fla. Stat. § 760.27(3)(b)).

Any deposit is held and returned as required by Fla. Stat. § 83.49..
5. What I agree to
I will follow {{Property name}}'s Animal Policy and community rules. The animal stays in its enclosure inside the Unit and never runs loose in common areas.
I will keep the enclosure clean, secure and odor-free, and dispose of waste and bedding as {{Property name}}'s community rules require.
I am responsible for any damage or injury the animal or its enclosure causes, including water damage from an aquarium, to the extent provided by the Applicable Leases and Florida law.
I will never release the animal outdoors. Releasing nonnative species is illegal in Florida.
I will update the Animal Profile through PawFred within 10 days of any change in number, species or enclosure.
6. Representation and warranty
I represent and warrant that the information in this declaration, and in each Animal Profile I submit under it, is true, complete and accurate on the date I sign this declaration and on the date I submit or update each Animal Profile.
This declaration, including each Animal Profile incorporated into it, is incorporated into and forms part of the Applicable Leases. A false, incomplete or misleading statement in this declaration or any Animal Profile, including about species or permits, or a failure to update either, is a material noncompliance with the Applicable Leases. {{Property name}} may then use every remedy available under the Applicable Leases and Florida law, including notice and termination under Fla. Stat. § 83.56(2), withdrawal of approval, and recovery of any damage.
7. Signature
I sign this declaration for the Unit under the Applicable Leases, on behalf of everyone who lives in the Unit, and represent that I am authorized to do so. I agree that my electronic signature has the same effect as a handwritten signature (Fla. Stat. § 668.50).
