Resident Pet Declaration

In this declaration, "the Unit" means Unit {{Unit_number}} at {{Property_name}}, and "Applicable Leases" means each lease agreement for the Unit, including any animal addendum, in effect when I sign or entered into at renewal.
This is the declaration for every dog and cat in the Unit. I sign it before giving any animal details, then complete one PawFred Animal Profile for each dog and cat (Part 2). No dog or cat may live in the Unit until its Animal Profile is verified and approved (Part 3). Any other animal in the Unit is registered under its own declaration, which I sign separately (Part 3).
In Parts 1 and 4 to 6, "the animal" means each dog or cat registered under this declaration.
1. Breed and other restrictions
I acknowledge that I may not keep any dog or cat that falls under a breed, weight, number or other restriction in {{Property_name}}'s Animal Policy.
Waiver. I acknowledge that {{Property_name}} may waive any breed restriction in its Animal Policy at its own will. A waiver for one animal does not apply to any other animal.
This Part applies to the dogs and cats registered under this declaration. It does not apply to an assistance animal.
2. Animal Profiles (submitted after this declaration)
After signing, I will complete one Animal Profile in PawFred for each dog or cat before it enters the Unit, or within 7 days of signing for an animal that already lives with me.
Incorporation by reference. Each Animal Profile, every document uploaded with it, and every later update carries a PawFred record ID linked to this declaration. Each is incorporated by reference into this declaration and forms part of it as if set out here in full. The representation and warranty in Part 6 applies to each one on the date it is submitted.
3. Verification and approval
PawFred will verify each Animal Profile against {{Property_name}}'s Animal Policy, including the restrictions in Part 1 and its vaccination rules, and send the result to {{Property_name}}. PawFred's verification is not a decision: all final determinations on the registration and approval of any animal belong to {{Property_name}} only. An animal is approved only when {{Property_name}}'s decision is confirmed in PawFred. {{Property_name}} may withdraw approval if information in an Animal Profile proves false or out of date.
Completing registration and verification. I acknowledge that this declaration is received and processed only when I complete registration in PawFred, including any payment required in the registration flow and an Animal Profile for each dog and cat. I agree to take all steps needed to complete verification of each animal, and to provide requested documents and answer each follow-up request within 7 days of the request.
Other animals in the Unit. Each type of animal has its own declaration, and each animal is linked to the declaration for its type. The declarations stand alongside one another, and none of them replaces or limits another. A pet other than a dog or cat is registered under the Other Animal Declaration (Form ROAD). An assistance animal is registered under the Assistance Animal Declaration (Form RAAD). If either lives in the Unit, PawFred will ask me to sign that declaration after this one and to complete an Animal Profile there for each of those animals. Nothing in this declaration applies to an animal registered under another declaration, and no fee, deposit or rent in Part 4 applies to an assistance animal. There is no charge for the Assistance Animal Declaration, and I may ask for an assistance animal accommodation at any time in any other way (Fla. Stat. § 760.27(3)(b)).

Any deposit is held and returned as required by Fla. Stat. § 83.49.
5. What I agree to
I will follow {{Property_name}}'s Animal Policy and community rules, including leash rules, waste pickup, noise and common-area limits.
I am responsible for any damage or injury the animal causes, to the extent provided by the Applicable Leases and Florida law, including Fla. Stat. § 767.01 for dogs.
The animal will wear its PawFred tag in common areas and stay under my control at all times.
I will update the Animal Profile through PawFred within 10 days if the animal leaves the household, dies, changes weight category, or has any incident.
I will keep vaccination and licensing current and upload new certificates before old ones expire.
6. Representation and warranty
I represent and warrant that the information in this declaration, and in each Animal Profile I submit under it, is true, complete and accurate on the date I sign this declaration and on the date I submit or update each Animal Profile.
This declaration, including each Animal Profile incorporated into it, is incorporated into and forms part of the Applicable Leases. A false, incomplete or misleading statement in this declaration or any Animal Profile, including about breed, weight, bite history or vaccination, or a failure to update either, is a material noncompliance with the Applicable Leases. {{Property_name}} may then use every remedy available under the Applicable Leases and Florida law, including notice and termination under Fla. Stat. § 83.56(2), withdrawal of approval for the animal, and recovery of any damage the animal causes.
7. Signature
I sign this declaration for the Unit under the Applicable Leases, on behalf of everyone who lives in the Unit, and represent that I am authorized to do so. I agree that my electronic signature has the same effect as a handwritten signature (Fla. Stat. § 668.50).
